Randazzo Real Estate
Explore single family homes for sale in San Pedro, CA with Randazzo Real Estate and discover homes that fit your lifestyle and budget.
San Pedro's single-family market covers more ground than most Los Angeles neighborhoods this close to the water, from Craftsman and Spanish Colonial Revival homes on the historic bluffs to mid-century ranch houses in family-friendly pockets like Vista del Oro. Listings here currently span a wide range, from entry-level homes near Central San Pedro to view properties above Point Fermin, so the right fit depends heavily on which part of town you are looking at.
Below you will find active listings across San Pedro's neighborhoods. Use the filters to narrow by price, bedroom count, or square footage, or read on for a closer look at the neighborhoods, home styles, and school options that matter most to single-family buyers here.
Neighborhood Deep-Dive
01 — Waterfront
The most walkable part of town, and the one changing fastest as the 42-acre West Harbor waterfront development (opening in 2026 on the former Ports O' Call Village site) adds restaurants, a food hall, and public promenade space. Single-family inventory here is limited and tends to skew toward older homes on smaller lots, with buyers prioritizing walkability over square footage.
02 — Residential
San Pedro's most classically suburban stretch, with tree-lined streets, larger lots, and a slower pace than downtown. This is typically where families look first for a single-family home with a yard, since it offers more space per dollar than the coastal bluffs.
03 — Coastal
The smallest inventory and the highest price premium, driven by ocean views and proximity to Point Fermin Park, the Point Fermin Lighthouse, and the Korean Bell of Friendship at Angels Gate Park. This is also home to the Vinegar Hill Historic Preservation Overlay Zone (see below), so buyers here should expect a mix of view-driven pricing and, in some pockets, historic-preservation rules.
04 — Entry Point
The higher-volume, more affordable submarkets, and generally the entry point for first-time single-family buyers. Central San Pedro has held up more steadily on price than the coastal and hillside areas over the past year, in part because more of its inventory falls under conforming loan limits, keeping a wider buyer pool in play.
Home Styles and Zoning Basics
San Pedro's single-family housing stock reflects its age, and what you can change about a home depends heavily on where it sits.
Home Styles
Designated in 2001, Vinegar Hill contains homes built between 1886 and 1927 in Queen Anne, American Foursquare, and Craftsman styles alongside later American Colonial and Spanish Colonial Revival homes. Buying inside an HPOZ generally means exterior alterations, additions, and some landscaping changes go through added design review from the city's Office of Historic Resources, on top of standard permitting. Confirm HPOZ status and review the applicable Preservation Plan before assuming what renovations are possible.

Setback, height, and coverage requirements can vary by specific lot and any applicable overlay. Confirm current requirements with the LA Department of City Planning before planning an addition, ADU, or major remodel.
Schools and Family Life
Between LAUSD's local schools and a strong park system, most single-family pockets in San Pedro are close to at least one option for both.

Conforming loan limit
Citywide, San Pedro's single-family median sat at roughly $999,000 for the first half of 2026, down about 4.9 percent year over year, with the July 2026 median closer to $825,000. Performance has varied by submarket. Coastal San Pedro was down roughly 20.6 percent over the three months ending May 2026, Central San Pedro was down only about 0.7 percent as of March 2026, and Northwest San Pedro was actually up about 6.9 percent as of August 2025. Fewer homes have been trading overall, but the ones that do sell are moving faster, with median days on market improving from roughly 40 to 31 days.
The conforming loan limit of $1,209,750 is a real dividing line. Homes priced above it require jumbo financing and stricter underwriting, which is a large part of why the pricier coastal and hillside submarkets have corrected more than Central San Pedro. Treat these figures as directional rather than a quote for a specific property, since submarket data shifts month to month.
Homes inside the Vinegar Hill HPOZ, designated in 2001, are not off-limits to renovation, but exterior changes typically go through additional design review from the city's Office of Historic Resources under the district's Preservation Plan, on top of normal permitting. Confirm a property's HPOZ status and review the applicable ordinance before assuming what changes are allowed.
Most single-family lots outside the historic districts fall under the R1 zone, which generally requires a 20-foot front setback, 5-foot side setbacks, a 15-foot rear setback, a maximum height around 33 feet, and roughly 40 percent lot coverage. Exact requirements can vary by lot and overlay, so confirm with the city before planning an addition or ADU.
Vista del Oro and the Palisades are generally the most classically suburban, family-oriented pockets, with larger lots and quieter streets. Central and Northwest San Pedro tend to be more affordable entry points, while coastal and bluff-side areas near Point Fermin carry the highest price premium for space and views.
Citywide medians were down modestly year over year through mid-2026, but the pattern is uneven. Central San Pedro has held up better than the coastal and hillside submarkets, largely because more of its inventory stays under the conforming loan limit, and well-priced homes are selling somewhat faster than a year earlier.
Yes. Point Fermin Park, Angels Gate Park (home to the Korean Friendship Bell), Cabrillo Beach, Peck Park, and Knoll Hill dog park give most San Pedro neighborhoods a nearby recreation option, from tide pools and beach access to a community pool and skate park.
